How to download web copy and certified copy of registered deed online in Bihar
To download a registered deed (kewala) online in Bihar, the method depends on the registration date of the document. The government has transitioned to a new portal for recent records, while older records are available through the legacy system.
1. For Documents Registered on or after December 16, 2024
These records are managed through the e-Nibandhan portal.

Steps:
1. Visit the official e-Nibandhan website.
2. Log in with your credentials (or register if you are a new user).
3. Navigate to the Document Registration or Certified Copy module.
4. Enter the required details (such as district, registration office, and document number).
5. Follow the prompts to pay the prescribed fee online.
6. Once the payment is successful, you can download the certified copy of your deed.
2. For Documents Registered up to December 15, 2024
These records are available through the Bhumi Jankari (Property Registration) portal.

Steps:
1. Visit the Bhumi Jankari website.
2. Under the "Services" section, you can select options like "View Web Copy" or "Advanced Search".
3. Select your Registration Office, the Registration Year, and input other details like the Deed Number, Serial Number, or Party Name.
4. Click "View" to search for the document. If digitized and available, you can view and download the web copy for your reference.
Important Notes:
Certified vs. Web Copy: A "Web Copy" is generally for information purposes. If you require a legally valid, government-attested document, you should specifically apply for a "Certified Copy" through the e-Nibandhan portal or the local Sub-Registrar's office.
Older/Manual Records: If a document is very old (pre-computerization) and cannot be found on the portals, it may not have been digitized. In such cases, you will need to visit the local Sub-Registrar’s Office (SRO) where the property was registered, submit a formal application for a certified copy, and pay the requisite fee to obtain the document.
